EXPRESSWAY TO DEVELOPMENT

MORE SEZS, HOTELS, COMMERCIAL COMPLEXES, RESIDENTIAL SECTORS COMING UP IN NOIDA, GREATER NOIDA

A recent study showed development of residential, commercial and institutional area along the Noida-Greater Noida Expressway in the next 10 years could be phenomenal. The study, conducted in about 40 Sectors around the Expressway, revealed there could be an additional population of 15.84 lakh by 2021. By the year 2016, the projected additional population is 11.53 lakh.
Sectors are divided into various zones according to relative distance. Zone I (less than 1 kilometre) Sectors 92, 96-99, 106, 128, 133-136 and Zone II (1-3 kilometres) sectors 42, 43, 45-48, 82, 104, 107, 109 and 110 are projected to contribute 50 per cent of the total additional population.
Zone III (3-5 kilometres), comprising Sectors 49, 50 and 101, is projected to contribute 10 per cent while Zone IV (6km), comprising Sectors 72-79, 114-120 and 122 could contribute 40 per cent. Noida sectors are projected to contribute 74 per cent and Greater Noida 26 per cent of total additional population till 2016. Thereafter, till 2021, Greater Noida will contribute 28 per cent and Noida 72 per cent.
Only 321 hectares of Greater Noida land, which is within 1 km of the Noida-Greater Noida Expressway, has been considered in the study. The average population density per hectare for Noida has been taken as 500 and 350 per hectare for Greater Noida. Of the total length of 23kilometre Noida -Greater Noida Expressway, three kilometres fall under Greater Noida and the rest in Noida.
The study was conducted by Halcrow Consulting India Limited. As Noida Authority and Greater Noida Authority have planned several development projects, the registered growth rate could be far more than projected in the study.

DEVELOPMENT PROJECTS

UNITECH EXPRESS CITY, a world-class mini city, would be developed on a 347-acre land in Sectors 96, 97, 98. It will have hospitals, commercial and residential complexes, post office, banks, fire station, sub station, well-developed parks, wide roads and more. Launched a few days ago, it will be on a low-density area with lots of greenery Medi City is another project on a 50-acre land along the expressway Super speciality hospitals and . Commercial complexes will be set up here.

SPECIAL ECONOMIC ZONES (SEZs)

The Authority has allotted a multi product SEZ on a 2500-acre land and Nine IT SEZ to different companies. The state government has been reviewing these projects.

STAR HOTELS

Ten five star hotels have been proposed in a row along Sector 96, 97 and 98. The Authority has allotted 9 hotel sites so far. Sports city (Sector 101), book mart (Sector 108), fashion mart (Sector 44), software parks, residential complexes by private builders such as Omaxe, Supertech, Ansal, Parasvnath are also planned.

MISSION ACCOMPLISHED

At the Greater Noida end of the expressway, India Expo Mart - an alternative to Delhi's Pragati Maidan - is functional. Omaxe's NRI City and Ansal Plazas and Knowledge Park, with over 24 engineering and management colleges are also along the Expressway.
From the Noida end, developed projects included Amity University Logix Techno, Park, Corporate Houses, Lotus Valley School, Mayoor International School, ATS Green, Eldeco, Parasvnath apartments, HIG apartments at Sector 105.

AUTHORITY PLANS

Lalit Srivastava, Chairman, Noida & Greater Noida Authorities, said: "Keeping in view the expected and projected fast development along the 22.5-kilometer Gautam Budha Expressway, several sub-stations, including two 220 KV stations, have been planned. Rs 500 crore has been earmarked for the project. We are also considering setting up power generation plants solely for the twin cities of Noida and Greater Noida."
"For providing better connectivity, a mono rail project on circuitous route via the Expressway has been planned at a cost of Rs 3,300 crore. Another rail link from Tuglaqabad to Greater Noida via the expressway has also been planned, for which Indian Railways has given its approval," said Srivastava.
"Additional Ganga water is being procured for Noida and efforts are on to get it for Greater Noida too. Both the projects have been initiated and are expected to be completed in next three years," said Srivastava. He added that a sewer network is being laid in advance along the expressway and a Master Plan for 2021 for water and sewer has also been prepared.
"Our efforts are to provide infrastructure prior to development," he said, adding, three flyovers are under construction, which are expected to be ready by 10 months. The entire stretch of the expressway will soon be made Wi Fi, enabling people to surf the Net on their laptops in moving cars.

WHAT DEVELOPERS SAY

Omaxe group's Amitabh Bhattacharya said, "The expressway is expected to see huge commercial and institutional growth. Mostly high-end apartments are projected along the expressway NRIs and top executives of MNCs . will get world-class infrastructure here. Low end projects for middle income group and others will also be developed about three to five kilometers from the expressway."
