RNE SCORES ON CONNECTIVITY AND AFFORDABILITY

Raj Nagar Extension is a developing area of Ghaziabad,situated on NH-58 near the residential localities like Raj Nagar,Kavi Nagar and Vasundhara.
This area has primarily been developed by twenty-five builders,who got together and formed the Raj Nagar Extension Developer's Association (RNEDA).Connectivity and affordability are prime factors driving the popularity of the region.
Raj Nagar Extension gave end users a wide choice of affordable homes at a time when there were not many options at other places.The current price range is from Rs 1,700 to Rs 2,200 per sq ft,with all modern amenities in the units.There is a broad variety of options in 1-, 2-, 3BHKs,from affordable to premium categories,with amenities like entertainment zones,shopping arcades,jogging tracks,etc.Some developers in this region are Ashiana Homes,SVP Group,SG Estates,Land Craft Developers Pvt Ltd,Ajnara Farms & Services,etc.
A couple of projects like River
Heights of Land Craft Developers (P) Ltd and Palm Court of Ashiana have started giving possession of the flats.By the end of this year,Ajnara Grace,KDP Infrastructure Pvt Ltd,Grand Savanna and a few others are also expected to deliver their projects.Work on drainage by the Ghaziabad Development Authority is already in place and facilitation for water and electricity is jointly being handled by RNEDA.
Talking about the affordability quotient of the place,Tarun Sharma of JMD Group says: "While in Vasundhara a 2BHK would cost Rs 42-45 lakh,in Raj Nagar Extension it would cost Rs 33-35 lakh,all inclusive,with possession within the next 4-6 months."He says that rental values in the region are also economical with a 2BHK commanding Rs 6,000-6,500 per month and a 3BHK Rs 7,000-7,500 per month,depending on the area and amenities of the project.
Gaurav Gupta,spokesperson of Raj Nagar Extension Developers' Association,says: "Raj Nagar Extension,which has been the hottest affordable housing destination,has seen simultaneous development of infrastructure like roads,sewers,electricity and drainage systems.After the start of the six-lane highway,work on internal road has been taken up in a big way.The sewer and drainage system is more than 80% complete and electricity is available,though work on a new substation is underway.More than 1,500 families have already moved into the area and are living comfortably."
The region has good connectivity with Delhi,Noida and Greater Noida.There are various proposals in the pipeline that will enhance the popularity of the area.Some of these are the proposed Delhi Metro link from Dilshad Garden to Mohan Nagar,the Regional Rapid Transport System - an inter-city high-speed train project - to connect Anand Vihar-Mohan Nagar-Meerut,flyovers and a road from Hindon Airbase offering connectivity to Delhi via Wazirabad and the proposed Delhi-Haridwar Highway.Work on the six-lane expressway,connecting to the GT Road and to the NH-58,is already in progress.GDA officials are confident that the Delhi Metro connectivity and RRTS plans will benefit commuters from Raj Nagar Extension,along the NH-58 and to the city areas.
Recently,all the members of the Raj Nagar Extension Developers Association met GDA officials,who assured them of fast development and encouraged the members of the association to participate equally with GDA for undertaking various developmental works.
In a follow up to the meeting,a joint survey of the area was done by the chief engineer and builders of the association,which is a sign of the GDA's commitment towards the area.
